What you need to know

For the average $300,000 home in Cincinnati most brokerages will charge homeowners 6% or $18,000 in fees. It breaks down to $9,000 (3%) to the Seller’s Agent and $9,000 (3%) to the Buyer’s Agent. That pricing structure is left over from another era, probably used when your grandparents bought their first house. It was established well before real estate had the resources and tools used today.

When using Cincy Flat Fee, LLC that same homeowner with a $300,000 house will pay either $10,500 or $12,000 in real estate fees. We still pay the Buyer’s Agent 3% or $9,000 but we only charge $1,500 or $3,000 to be your Seller’s Agent, depending on whether we are representing you on a home purchase as well. For the $300,000 homeowner, the savings are either $6,000 or $7,500.

We come out and meet with you to discuss the process, give an opinion of listing price, and provide recommendations on getting the home ready for the market. We hire professional photographers to make your property stand out. We have relationships with interior designers, home stagers, lenders, title companies, etc… to ensure the process goes smoothly.
