What does Full Service mean? In the world of residential real estate there are two basic options: Full Service and Limited Service. Cincy Flat Fee, LLC is Full Service and performs all the services you expect from a traditional Realtor. Limited Service is exactly what the name implies, a real estate agent or real estate broker that does a lesser amount of services. A limited service agent is generally not very involved in the home buying or selling process, and may or may not be present for the closing. Overall, the seller is on their own for showing the home, marketing, pricing, negotiating counteroffers, and often even paperwork. CINCY FLAT FEE, LLC DOES NOT PROVIDE LIMITED SERVICE.
There is one BIG difference with us – PRICING. When selling your home we save you money. There is a chart on our Sellers Page that shows your savings! Over the past decade or so the internet has completely changed the home buying/selling experience. Now your home can be marketed on hundreds websites with one simple click of a mouse, signatures can be obtained electronically, mobile phones give instant information to potential buyers, etc. All of these advancements save real estate agents time and therefore money. Cincy Flat Fee, LLC has simply decided to pass those saving onto you by charging a $1,500 flat fee ($500 when listing and $1000 at closing) for every home we sell. It doesn’t matter if your home sells for $100K or $1M you will pay us $1,500 saving you thousands!
Our team of experienced listing agents will be there with you from the initial consultation to the closing table. We are traditional Realtors. The only difference is what it costs: just $1,500 in listing fees.

Dan’s a lifelong Cincinnati resident and has been involved in real estate since he received his degree in Finance and Real Estate from University of Cincinnati in 2006. Dan has experience in all areas of Real Estate; working in commercial real estate development Dan specialized in transaction negotiations and analyzing complex market conditions. He transitioned into residential real estate in 2011 when he first represented several buyers in their home purchases. Dan’s understanding of the negotiation process enables him to complete deals and give his clients a successful and satisfying experience.
Dan lives a full life outside of being a Realtor. He and Jen (wife) recently became parents. He active in the community being a Big Brother in the Big Brother Big Sister program, and is a certified Firefighter and Paramedic.
Jen is excited about the opportunity to help you with all of your real estate needs. Whether selling your current home or finding the perfect place for your next home, her background and expertise will help make your experience pleasant and satisfying. She earned a BA in Finance from Lipscomb University and a MBA in International Business from Richmond College in London, England. She has 8 years experience in client service and management and 7 years as a Senior Account Manager in software sales. She knows the key to a successful real estate transaction is identifying her client’s needs and desires, and following through by delivering the best matches and options. Her background has given her an appreciation for strong negotiation skills, market familiarity and the value of clear communication.
Aside from work, Jen and her husband Dan are busy raising their young son. She is also involved with Cincy Triathlon Club and is an Ironman herself. She enjoys being a part of the Cincinnati community and looks forward to speaking with you about your home needs.
Renae Ringle is looking forward to assisting you in all your real estate needs. Renae is a wife and mother of three children. She enjoys spending time with her family and friends. She is an active member of her community by volunteering time at school activities, participating in the PTA and Cincinnati Firefighters Women’s Auxiliary.
